Terms
Most Properties require a 12 month lease. There are exceptions, so please contact our office if you need a shorter lease.
Rent
Rent payments are due on the first day of each month. Southern Classic Management Services, INC cannot accept cash payments.
Rent must be paid by personal check, money order, or cashiers check. Each resident is responsible for the entire rental for the
entire term of the lease.
Late Charges
If all rent due is not paid on or before 5PM on the 3rd day of each month, tenants must pay a late charge of $50. If a
check is returned unpaid by the bank, an additional charge of $25 will be due, plus late payment charges.
Security Deposit
All Deposits will be returned to residents within 30 days only upon the occurrence of all the following conditions:
- Lease term has been properly terminated by both parties
- All monies due management by resident have been paid
- Residence is not damaged and is left in its original condition, normal wear and tear excepted
- All keys have been returned to management
- All abandoned articles have been removed from the premises
- Management has been furnished with a forwarding address
- Resident has paid management to have carpets professionally cleaned
- Resident has paid management to have premises professionally cleaned
Renewal Term
Either party may terminate a lease at the end of the initial term by giving the other party 30 days written notice prior to the end
of the term, but if no notice is given, then the agreement will be extended on a month to month basis with all terms remaining the same
until terminated by either party upon 30 days written notice.
Use
The property shall be used for residential purposes only and shall be occupied only by the persons named in resident's application to lease.
Property Loss
The Landlord's insurance does not insure residents against loss of personal property on the premises due to fire, theft, vandalism, or other
causes. Resident is responsible for, and we recommend insurance on resident's own property for fire and casualty loss as well as liability insurance.
Pets
No animals, birds or pets of any kind shall be permitted in a property without written consent of management.
Repairs
Resident will acknowledge that he has inspected the house and accepts the condition as is. Management will make necessary repairs to
the property with reasonable promptness after notice from the resident.
Rules and Regulations
- Locks: Resident is prohibited from adding locks to, changing or in any way altering locks installed on the doors of the house without
written permission of management.
- Non-operative vehicles are not permitted on premises.
- Storage: No goods or material of any kind or description which are combustible or would increase fire risk shall be taken
or placed in storage areas.
- Walls: No nails, screws or adhesive hangers except standard picture hooks, shade brackets and curtain rod brackets may be placed
in walls, woodwork or any part of the house.
- The resident agrees to maintain the property in as good of a state as he finds it, reasonable wear and tear accepted. The resident agrees to keep
his quarters in a clean and sanitary condition and, in the case the quarters are either a single house, or a duplex, to keep his
yard clean and free of rubbish or any other items that are not fitting to a yard,
- The resident will be responsible for finding out what utilities service the property. The resident will be responsible for having
all utilities accounts put into their name and agrees to keep all utilities active through the duration of the lease.
- The resident will be responsible for all pest and rodent control required to maintain the property.
- Resident is responsible for placing trash containers out at the street on the evening prior to the scheduled day of trash pick up.
Resident is responsible for returning the trash containers to an area behind the rental unit, or any other area designated by management,
no later than the evening of the scheduled day of the trash pick up.
- Management reserves the right to control the method, manner, and time of parking in parking spaces.
Management may fine residents for failure to comply with any rule or regulation as mentioned in the rental agreement.
